Before we start, we confirm a realistic schedule, walk you through what happens each week, and coordinate any special needs (kids, guests, work‑from‑home, limited number of bathrooms) so the disruption is as low as possible.

It depends on the scope. If your project involves significant changes to plumbing, electrical, mechanical, or structural elements, permits are typically required under the City of San Diego. More cosmetic updates that do not alter those systems may not.

No surprise charges. We are fully capable of handling "surprises" behind walls due to how our company is structured. With 90% of those types of situations, it would be serviced or fixed in-house which makes it a time & material addition to the scope, however, it is not worth it to us to charge you more than the original scope & contract. This is of course excluding obvious requests to expand the scope of work, which is subject to change orders.
